Spare Room to Rent – Leith Links 🏡
Hello! I finished a full renovation of my two-bedroom flat beside Leith Links a few months ago and am now looking for someone lovely to rent the spare room. It’s a temporary arrangement to begin with, with the option to extend.
Available short-term from Sunday 1st November, with opportunity to extend for the right person. Rental either Mon-Fri only or full week rentals - both considered.
The Room
A bright, peaceful double bedroom overlooking a lovely, quiet courtyard. The room has been freshly decorated and fully furnished, with a double bed, bedside table and pendant light, artwork, a mirrored dressing station and a custom-fitted double wardrobe with drawers and a pull-out shoe rack. There’s also an ottoman bed, giving you some extra storage underneath.
The Flat
The flat has recently been renovated throughout, with a new kitchen and bathroom, light engineered wood flooring and new furnishings and décor. It’s Scandi-inspired, bright and spacious, but still really cosy.
The living/dining room overlooks the courtyard of St James Church and has a sofa bed, bean bag chair perfect for movie nights, window seating, a dining area and a big TV and access to various subscriptions, including Netflix, Prime and Sky.
The separate kitchen is bright, sociable and fully equipped, with an electric range cooker, dishwasher, washing machine, microwave, separate under-counter fridge and freezer, kettle, toaster plus a large pantry.
There’s also a handy hallway cupboard with the hoover, mop, iron and a pulley for drying washing out of sight. The flat has electric heating, double glazing, secure entry and gated parking.
A Little About Me (and You!)
I’m 44, female and originally from Dumfries in South West Scotland. I’m travel-obsessed and have lived in both Australia and Canada for two years each, as well as travelling extensively around Southeast Asia, Europe, the States and Africa.
My career started in interior design before I moved into event planning while travelling in Australia and Canada. More recently, I’ve worked as a PA/EA supporting events, and I enjoy a bit of property development on the side. Johns Place was my first solo renovation project. I’ve literally put my heart & soul into this place, and love the finished result.
I’m outgoing, friendly and sociable, and love spending time with family and friends. I’m always up for a night out, trying a new restaurant or wine bar, going for a walk or cooking something tasty. I enjoy eating healthily and trying out new recipes, and I keep active with morning workouts at home and gym classes, including spin, kettlebells, GRIT, Pump and strength training. Whilst travelling I was introduced to wakeboard, snowboarding and extreme sports, which I love, but don’t do enough off these days.
I’m independent and really value having my own space, but I also enjoy the social side of sharing a flat. Whether that’s cooking and sharing a meal, going for a walk, having a movie night or enjoying a cheeky glass of wine, it would be lovely to live with someone who’s up for a bit of that too.
Ideally, I’m looking for someone who’s clean, tidy and considerate, and who’ll take pride in the flat and look after it as if it were their own. Someone friendly and easy to live with, who enjoys a chat but also respects each other’s space.
The Location
The flat forms part of a beautiful historic B-listed bonded warehouse conversion, with the main entrance conveniently located on the edge of Leith Links. The living/dining room looks out over the peaceful courtyard of St James Church, giving the flat a lovely outlook.
The location is fantastic, with bus links right on the doorstep and the tram within easy walking distance. The Shore is just a short walk away, along with loads of great local spots, including supermarkets, independent shops, butchers, cafés, restaurants, bars, local markets and even a sauna and cold plunge.
Leith Walk connects the area to the city centre and is packed with independent shops and places to explore. St James Quarter is also nearby, with shops, restaurants, cinema and leisure options. The tram provides a direct link to Edinburgh Airport, and there are plenty of regular bus routes into the city centre and beyond. We have two supermarkets in the immediate area – Lidls/Tesco, and Sainsburys a little further up Leith Walk. There’s also the added bonus of local weekly markets, sauna and cold plunge at the Links behind Populus Café, just minutes from the front door.
For anyone who enjoys getting outdoors, Leith Links is right on the doorstep, with Pilrig Park, Calton Hill, Holyrood Park and Arthur’s Seat all within easy reach.
Overall, it’s a lovely part of Edinburgh to live in, with a great mix of green space, independent local spots and easy access to the city.
If it sounds like somewhere you’d be happy to call home, and you think we’d be a good fit as flat mates, I’d love to hear from you! 😊
