Double bedroom (around 135 sq ft) available in third floor tenement flat in Leith. Move in date to be around December 2026.

Flat is within a 5 min walk of tram and bus stops, around the corner from the Shore and a short walk from Ocean Terminal and Leith Walk. The flat has a large living room and a fully equipped kitchen as well as a bathroom which you would have exclusive use of (the other bedroom in the flat is en-suite). There is also allocated parking to the rear of the tenement. I don't drive so you would have exclusive use of this.

Ideally I am looking for a fellow young professional who is clean and tidy. Shared interests would be a bonus but not essential! The ideal tenant would not be a student for council tax reasons but this can be discussed. No pets - landlord's rules!

Rent is £700 and utilities are generally around £136. Council Tax Band D.

The letting agent will need you to go through referencing and will want you to earn at least £21k (or be able to provide a guarantor earning at least £25.2k).
