I’m renting out my ground floor two-bedroom flat in Gilmerton. It’s a really nice, well looked after place and ideal for anyone wanting a bit more space with a garden.

The flat has two double bedrooms. The main bedroom is the larger one and has its own en-suite shower room. The second bedroom is slightly smaller but still fits a double bed comfortably and has the main bathroom just next to it, so works well for a sharer or guests. The living area is a good size, with doors straight out to the garden, and the kitchen is fully fitted with plenty of storage and worktop space.

The garden is one of the best parts of the flat. It’s private and enclosed, with a decking area that’s great in the summer, raised planters, and a separate garden gym at the end (as shown in the photos). The gym’s currently set up for training but could also be used as a studio, workspace or just extra storage if you’d rather.

Parking is easy - you turn off the main road into the residential area and there’s always loads of off-street parking available. The area itself is quiet and well maintained, with good transport links into town and local shops close by.

Bills are not included in the rent.
Gas and electricity typically come to around £40–£50 per person per month, depending on usage. WiFi is approximately £25 per month. Council tax for the property is around £2,500 per year (roughly £1,250 per person annually if split between two).
