Spacious double room in Marchmount

Hello!
Our lovely flatmate is moving out and we are looking to rent her gorgeous double bedroom!

The room is very spacious as it was originally a living room. It has double-glazed windows with original stained glass on one side. There is central heating in the flat and also a space heater for the room. The room is fully furnished but some items ( clothes rail, dresser, etc.) in the photo belong to the current flatemate which I can point out during viewings. There is also a closet for extra storage.

The flat has a newly refurbished bathroom and a large kitchen/dining space. There is a washing machine and an overhead clothes dryer. The flat is managed by Edinburgh Letting Agency.

Bills include;
-Council Tax £79
- wifi £11
- Gas and electric depends on the season but the last two bills were £16 and £19
-We have a Splitwise for flat essentials like toilet paper and cleaning supplies.

The current flatmates include 3 girls all of whom are professionals. We enjoy having a chat in the kitchen but also respect each other's personal space <3 We share a cleaning rota so the flat is kept well maintained and comfortable :)
