The south-facing double room for rent includes a spacious built-in wardrobe, a double bed with a bedside table, a desk and an office chair.

The flat is on a historic, picturesque and quiet street. This furnished flat comprises of a kitchen (with dishwasher) and lounge area, bathroom (bath and shower), and two double bedrooms and all benefit from gas central heating (combi-boiler). Rent is £1250 for the month of August including bills (fibre broadband, council tax, water, TV license, gas & electricity).

The room would be suitable for a tidy, quiet and non-smoking professional or student, as this is a relaxing and respectful environment (no party animals). Must know how to clean too! :-) Unfortunately no pets allowed.

The flat is only 20 minutes walk to the West End and Haymarket Station and about 15 minutes walk to Edinburgh and Napier Universities.

You will be sharing the flat with me (gay, professional, early 40s) who prefers quiet environments, so may not be suited for someone looking for a social environment.
