Single room, nice area

I’m looking to rent out my spare room in my ground floor flat - it is a small single room.

Ideal flatmate would be wanting 3+ months. Open to flexibility.

It is a small room, but has a high ceiling and is one of the two sunniest rooms in my flat. There is also a decent loft space you can have access to for storage and a high cupboard in the flats vestibule as well. I am also happy to help incorporate any belongings/ furnishings you have into the flat, not looking to make you feel like it’s my flat with only my things in it 😊

The lounge has a lovely large corner sofa and big Samsung tv with Netflix/ Amazon/Disney (but no tv license, not interested but you can purchase if you like).
Also have a keyboard and some weights/gym equipment you would be welcome to use.

The flat has a brand new kitchen with new appliances (tall 70/30 fridge freezer, induction hob, beautiful white ceramic sink). The kitchen itself is a lovely bright room with views of the crags 😊. Note I’m not vegetarian or vegan, if that is important to you.
Bathroom is ok, certainly very clean. With hopes of improving this in the coming months too.
There is a shared communal garden to the side of the flat and also a very short walk to get to the crags/Arthur’s seat, plus not far from the meadows on the other side.

The flat isn’t huge but it could be a lovely base for someone.

I’m looking for someone who doesn’t work from home. I have a hybrid working pattern and the days vary from week to week.

The rent includes bills, but may need consideration depending on use. Hence I’ve gone for £625/month.

Looking for someone who is similarly easy going, kind and considerate. It would be great if things felt really easy and friendly, without awkwardness.
Happy for a friend to stay here and there, if you let me know. The sofa is very big and comfy - my friends have had no complaints on it!

I spend a few nights a week at my partners place so would have the place to yourself sometimes.
