Big bright room near university

Hi, we're looking for a lodger for a large, bright bedroom in a 2nd floor flat near the university and a couple of minutes from the meadows and Holyrood Park/Arthur's.

The flat retains its original features from 1820, including cast-iron balconies in the room itself.

The room is very large with two big windows. If you want to swap out furniture (e. g. no desk) no problem.

The bathroom has a walk-in shower and there's also an additional small toilet.

At the back is a garden with a lot of wildlife activity.

This flat is to share with me, Alex, a Scottish male (in 40s), and my American wife Rosie (in 30s). We're friendly and easy-going.

The room would suit a student or professional.

All bills are included (council tax, energy, wifi, etc). Toilet paper, Hand Wash, and Washing up Liquid are included in rent. Feel free to use our cooking equipment, however, we prefer not to share groceries (incl. cooking oil, salt, pepper, etc).

High speed fibre internet (Zen Full Fibre 900 – 100Mbps average upload speed & 450 Mbps minimum download speed).

The room has a cupboard but there is no extra storage space in the flat beyond the room. There's a bike rack downstairs.

We keep the windows open during the milder seasons, so are looking for someone who enjoys fresh air and is acclimatised to Edinburgh temperatures. We use heating in the winter, but not at night.

The let would be for minimum 2 months.

We like to keep the place clean.

We are friendly and enjoy a chat, but are both a bit introverted and in general like to do our own thing.

No drug use in the flat, parties, or smoking.

Deposit is £500 returned when you leave.

Reference required to prove income/financial resources.
