Looking for someone to take a room in a two-bedroom, one-bathroom top-floor flat in a fantastic central location, just a 4-minute walk from the University of Edinburgh.

The room is fully furnished, with a desk, under-bed storage, and a south-facing window that gets great natural light. The flat has a washing machine and a shared, updated kitchen and bathroom.

Excellent bus connections, including routes 2, 3, 5,7,8, 12, 14, 29, 30, and 33, plus more just steps away

The flat also has one very sweet orange cat. He's a bit shy and will likely stay in my room for the most part until he warms up to you but he's an angel.

Bills: Not included; estimated at around £50-75 per person per month.
The current tenant is a 30-year-old American postgraduate student at the University of Edinburgh. Students preferred, but professionals will be considered if they're happy to cover the council tax (Band B).
