Room available in a Stockbridge flat from 11/12/26

I’m moving out and looking for someone to take over my big, beautiful bedroom in Stockbridge! The flat is absolutely gorgeous and comes with two wonderful flatmates who are very cool and friendly.

It’s in a really great part of Stockbridge, right by St Stephen’s Church and Circus Lane. Rent is £695 per month (your share of £2,085 for the whole flat), and bills are extra (approximately £40-50 per month).

The room comes furnished with HUGE windows, a double bed, a new coffee table (not in the pictures) and a sofa. There’s a beautiful kitchen, one shared bathroom, a washing machine and a dishwasher.

Please note that this isn’t a sublet. You’d be replacing me on the flat’s tenancy agreement, so here are the important details:

Move-in date: 11 December 2026. It’s a Scottish Private Residential Tenancy, so there’s no fixed end date, and you give 28 days’ written notice when you want to leave.
Landlord approval: you’ll need to be approved by the landlord, Maison Plus, and pass their referencing. You’ll be added to a new joint tenancy agreement.
Guarantor: you’ll need a UK-based guarantor. If this isn't possible, tenants with non-UK guarantors have to pay two months’ rent upfront.
Deposit: your share is £675. The full deposit for the flat is £2,085, and it’s protected with SafeDeposits Scotland.
Joint tenancy: all three of us are jointly responsible for the full rent and for looking after the flat.
Council tax: the flat is Band G.
Bills: gas, electricity, and internet are in the tenants’ names and split between us.
House rules: no smoking anywhere in the flat or the common stairwell, and no pets without the landlord’s written consent.
Licensing: the flat is a licensed HMO (house in multiple occupation).
