Double room available in Wallyford – £750 pcm, all bills included :)
I'm looking for the right person to share my modern two-bedroom flat in Wallyford with me and my two resident cats. It's a brand-new build! Professionals and post-grad students are welcome.
I'm keen for this to feel like your home, rather than somewhere you're just renting a bedroom. You'll have your own private space, but you're completely welcome to use the open-plan living room, kitchen and everything else as your own home.
🛏️ Your room
You'll have a double bedroom of around 10m² with a built-in wardrobe – £750 pcm, all bills included.
It's currently unfurnished, so it's perfect if you already have your own bedroom furniture. If not, I'm happy to explore getting a bed in there for the right person.
🏠 The flat
The flat is in one of the newer parts of Wallyford (St Clements Wells) and was only completed in February 2026. I'm the first person to have lived here, so everything is still very new. It's on the ground floor with large French doors, your room has a single window door.
There's a large shared open-plan living room and kitchen, bathroom and plenty of storage. The communal areas are already fully furnished and the flat has a washing machine, fridge/freezer, broadband and all the usual household bits and pieces.
All of that is there for you to use too. I don't want someone to feel like they're confined to their bedroom or have to ask permission every time they want to use something.
We're directly opposite a primary school, but I've genuinely not found it noisy, and both bedrooms are at the back of the building away from it.
The neighbours above and beside me are also absolute dolls – genuinely lovely people – and there's a nice community developing around the new area.
📍 The area
One of the big advantages is having quite a lot within easy reach:
A new Tesco is opening about 15 seconds' walk away, alongside a pharmacy and other shops
The gym at the local learning centre is about a 2-minute walk
Wallyford's main street is around 10 minutes on foot
Fort Kinnaird is roughly 10 minutes by car
The large Asda at The Jewel is also about 10 minutes by car
Lots of newer green spaces, trees and places to get outside nearby
I won't lie, whilst I'm on the Lothian 44 and East Coast X4 bus routes, you're probably better being a driver if you're regularly commuting into Edinburgh – the 44 can take a good hour into the city centre. On the other hand, Wallyford train station is only about a 10-minute walk away, with trains straight into Waverley. You do you!
👋 About me
I'm Daniel, 39, and I work full-time in HR for a mental health charity. I work from home around 3–4 days a week, so I'm around during the day fairly often, working.
I like gaming, films and TV, getting out for walks and volunteering, and I'm equally happy having a chat in the living room or disappearing off to do my own thing.
I'm gay, so naturally I'm looking for someone who's completely comfortable sharing an LGBT-friendly home. Ideally you're LGBT yourself, but I'm not taking a census.
And then there are my two cats, Stormy and Riffy, who will almost certainly consider themselves more important than either of us. 🐈
Because they're already here, unfortunately no additional pets. More importantly, I'd like someone who actually enjoys living with cats rather than someone who's simply prepared to tolerate them.
There's no expectation that you look after them (unless you want to!), but they're social, well-behaved ladies and very much part of the household.
💷 The boring-but-important bit
£750 per month, all bills included.
This includes rent, council tax, gas, electricity and broadband, so you've got one predictable monthly amount rather than having to split and calculate household bills every month.
Council tax: as the flat is a new build, the property is currently being evaluated for its council tax band, but we're expecting East Lothian Council Band C. Whatever the final band, council tax is included in the monthly price (unless it ends up, like, Band F)
Full transparency: because of the rules of my tenancy, you'd be living here as a lodger with a written agreement between us, rather than you becoming a joint tenant. I'd prefer it wasn't like this but it's the rule of my own tenancy. I've already confirmed this with my landlords and they're fine with it.
🙋 Who I'm looking for
More than anything, the right fit matters to me.
I'd like someone friendly, considerate and reasonably tidy who wants to feel at home here. I'm not looking for us to hide from each other in our bedrooms, but there's equally no expectation that we become attached at the hip.
If we occasionally end up watching something together, chatting in the kitchen or having a drink, great. If one of us wants the evening completely to ourselves, also great.
Basically, I'd like to find someone I can comfortably share a home with, rather than simply someone to fill the spare room.
I'm nearly 40 so my party days are well behind me, so I'm pretty quiet (music at times), and looking for the same - not that I'm saying you can't ever make noise or have folk over or anything.
