# En suite room:

Gold en suite room on the 5th floor (top floor). It includes: a 4ft (small double) bed, en suite bathroom, loads of storage, a large work desk, and floor-to-ceiling windows, giving beautiful views of the city.

Couples are welcome at no extra charge.

Rooms have individual soundproofing. Nevertheless, please avoid creating loud noises from 11pm to 8am.

# Shared open kitchen:

8 rooms share a large (50 m^2) open kitchen, with induction stoves / ovens for 2-4 people to cook simultaneously. There is a dining area for 8, a TV, and sofas for 6.

The kitchen also has floor-to-ceiling windows, making the dining area bright and pleasant for group studying during the day. At night, the dining area is great for chilling with flatmates in neighbouring rooms.

# Common facilities:

The building has a reception, 2 central common rooms for movie nights or group studying, a self-service laundry room, a gym, a courtyard, and a public car park.

There are multiple lifts serving all floors, including the car park.

# Fine print:

This is a student accommodation. All tenants must be full-time students for Council Tax purposes.

I'm deferring for 1 year and looking for another student to take my room in my place.

Utilities (water, electricity, heating, Wi-Fi) are included. As a full-time student, you are exempt from Council Tax. TV License is not included.

The tenancy is fixed-term from 17 Sep 2022 to 08 Sep 2023 (51 weeks = £8670).
