I'm renting the fully self contained annex to my main house. Located on a pleasant street in Starbeck, perfect for commuting to Harrogate, Leeds or York.

The annex is adjoined to my house, however has fully separate access, you can come and go completely independently. I have a large garden you are welcome to use. There is ample on street parking, you are always able to park outside the property.

Unfurnished but plenty of room for a 2 seater sofa, dining table and chairs and tv stand etc.

Unfurnished but plenty of space for a double bed plus usual bedroom furniture. With access to en-suite bathroom.

French doors leading to covered passage way which is currently used as outdoor storage, perfect for a bike.

En-suite bathroom
Toilet, sink, mirror, bathroom cabinet & good sized shower and heated towel rail.

Shared facilities:
Within the porch to the main house, is the recycling storage as well as communal washing machine and tumble dryer.
I have a large garden with several tables and chairs that you are welcome to use.

A few things to note:
I have two small dogs, they have full access to the garden. They are super friendly and won't disturb you, they might like a cuddle now and then though! Pets would generally be a no but open to discussing.

The price is fully inclusive - all bills included, including fast WiFi.
Smokers welcome, no smoking inside the property though.

This is a unique little property that gives you the all the fully independent facilities you need in a nice residential area.

It comes as seen, a total blank canvas and is unfurnished but I'm happy to discuss other options.

A bit about me:
I'm in my mid 30's, live with two dogs in the main house. I work from home half the week and I'm generally at home most weekends. I'm friendly, warm and quiet so you would have a fully independent life. I love gardening, good food, county life, dog walking and travelling. I've lived in house shares before so I want to stress there is no expectation to socialise - however I often sit out in the garden on a summers evening and you would be welcome to join for a drink.

I'm flexible with rental durations, I would prefer a minimum 6 month agreement but I'm open to discuss alternatives based on your circumstances.

The most important thing is that you fit in! I'm looking for someone that complements my peaceful life and will treat the place with care and respect. I'm open to discussing a couples sharing situation, but the place is probably more suited to a single person. I'm happy to be flexible for the right person.

I'm not in a rush to fill this vacancy, so I will only be offering to the right person.
The current tenant is moving out in September as she's bought her own house, so viewings are from the end of September and property available to move in from October.
