Double room available in Acomb, York

I am looking for a lodger for my spare room. The room includes a double bed, a large bedside cabinet, a desk with chair and lamp, a chest of draws, a bookshelf, full length mirror, and two cupboards, one with hooks. It has a bay window and gets good morning light.

The house has broadband, a washing machine, a dishwasher, and a garden which you are welcome to add pots to - my last house mate grew some nice tomatoes! There is off-street car parking space if you need it. I also have a sofa bed which guests can use. You are welcome to have guests to stay, I just ask that this is discussed in advance so that we can avoid clashes.

The house is in Acomb. It is a 15-20 minute cycle to York Saint John's University, a 20-25 minute cycle to the University of York (Campus West), a 25-30 minute cycle to University of York (Campus East), and a 10-15 minute cycle to the train station. It is located close to a number of bus stops - I frequently use 2 bus stops which are only a 5 minute walk away, and 1 which is a 13 minute walk away. It is a 10 minute walk from a Lidl, and a 15 minute walk away from a Morrisons. It is also very close to Hob Moor, which is a large green area great for walking or running which then leads you on to York Racecourse.

The rent is £500 per month plus half of the bills. Half of the bills (energy, broadband, water, and the tv licence) currently totals approx. £115 per month. If you are a student you would not be contributing to council tax. The house is in council tax band B.

There is some flexibility in when the room is available, so please feel free to discuss dates.

I am 33 and work in heritage. I enjoy walking, gardening, various arts and crafts, and relaxing in front of some terrible television. I am quite quiet at home and like to relax, but I do also enjoy having friends around to cook, play games, or just chat. I am also happy to do these things with housemates, but you are also very welcome just to do your own thing. I am vegetarian, but I don't ask that you are.
