Private kitchenette

We're offering a modern, freshly decorated, fully furnished private suite. You'll have exclusive use of your own lounge, kitchenette and en-suite double bedroom. Although this is a lodger arrangement, you'll enjoy a high degree of independence while still being part of a friendly, owner-occupied home.
We are a friendly couple (plus our dog!) looking for someone who will enjoy and take good care of this lovely space.

Peaceful residential area in Heworth, just east of York city centre.
Around 10–15 minutes by bike or bus to York city centre.
Excellent bus links to York city centre, York Hospital, the University of York and York St John University.
Close to York Hospital, making it ideal for NHS staff.
Easy access to Monks Cross and Vangarde retail parks.
Close to parks and green spaces with excellent walking and cycling routes.
Convenient access to the outer ring road (A1237) and A64 for commuters.

From a shared hallway, you'll have your own entrance door leading to your private suite. The accommodation has been recently refurbished to a high standard, offering a light, bright and cosy living space.
Spacious lounge with sofa, Smart TV and dining table.
Double bedroom with ottoman storage bed, double wardrobe and chest of drawers.
Private en-suite shower room.
Kitchenette with induction hob, microwave, air fryer, fridge-freezer, kettle, toaster, cookware and crockery.
Private washing machine.

All bills included (gas, electricity, water, council tax, broadband and TV licence).
Monthly professional cleaning.
Off-street parking for one car.

👀 Who We're Looking For
We'd love to find a responsible, clean and tidy person who will take good care of this freshly decorated space. This would suit someone who values having their own space rather than living in a busy house share, and who is happy with a lodger arrangement.
We would consider a couple, however there is only 1 off-street parking space. For a couple, an additional £300 pcm will be charged.

This is a lodger arrangement within our home. You'll have exclusive use of your own private suite.
We're ideally looking for someone long-term (12 months+).
Referencing required (affordability, credit check and two references).
