🏡 Furnished Double Room – Comfortable Home Share
I'm looking for a friendly, respectful and reliable person to share my home with me. This is a resident lodger/home-share arrangement, so I'm looking for someone who genuinely enjoys a shared home rather than someone looking for a completely separate private tenancy.
🛏️ Your bedroom
The spare double bedroom is currently being used partly for storage, but it will be completely cleared and prepared before you move in. I'm happy to provide a brand-new bed and mattress, pillows, duvet, clothing rack and bedside table, so you won't need to spend lots of money furnishing the room.
As an added bonus, I also have an exercise bike and weight lifting stuff which I'm happy to put in your room if you'd like it. So, if you're into fitness, you could have your own little mini-gym/exercise space without needing to pay for a gym membership. If you'd rather have the extra floor space, that's completely fine too — it's entirely optional. 😊
🚿 Bathrooms
There are two bathrooms. The upstairs bathroom has a shower, toilet and washbasin and would be your main bathroom. Unfortunately, there isn't a bathtub. Please note as bonus bathroom amenities will be provided by me such as shampoo, conditioner and body wash along with ear buds, dental floss and cotton pads and tampons.
I have three cats, and their litter trays are kept in the bathrooms. I clean them several times throughout the day and keep the bathrooms clean and fresh.
Because the cats need access to their litter trays at all times, the bathroom doors cannot always be completely closed. I'd simply ask that after using the upstairs bathroom, you leave the door slightly ajar so the cats can come and go. There is also a downstairs WC with a toilet and washbasin, which is available mainly as a backup.
🍳 Kitchen
The kitchen is fully equipped with a washing machine, dishwasher fridge, freezer, kettle, toaster, air fryer, microwave, deep fryer, hot chocolate maker and SodaStream with a variety of syrups. Along with variety kinds of stainless pots and pans of all sizes and baking trays. With a 2 story spice rack with all sorts of spices available for cooking. I'm also a big tea drinker so I will also have a wide variety of tea bags or loose tea that I'm happy to share, There's also a four-seater dining table and plenty of cupboard and drawer space.
🛋️ Living room
The living room has a four-seater leather sofa, coffee table, 55-inch TV and TV unit with a built-in fireplace. You're welcome to use the shared living areas in your own time and make yourself at home.
📺 Wi-Fi & entertainment
gas, water and broadband Wi-Fi are included. PLEASE NOTE that ELECTRICITY COST ARE NOT INCLUDED so the electric bill must be split equally. You're also welcome to use the existing Netflix and Disney+ subscriptions in the shared living room.
🗑️ Bins & household waste
One thing you won't need to worry about is managing the household bins.
I'll take responsibility for emptying the indoor bins in the kitchen and bathrooms, putting in fresh bin bags and making sure the outdoor bins are put out and brought back in around collection days.
So that's one less household chore for you to think about. 😊
🍲 Food
I volunteer with a charity that distributes surplus food, so I regularly have a variety of food available which I'm happy to share. I also sometimes have surplus meat available through my volunteering, which you're welcome to use if you'd like.
💷 Council Tax
There may also be a Council Tax benefit depending on your own circumstances.
Because Council Tax treatment depends on who lives at the property, students and certain other people can be disregarded when calculating Council Tax, which can affect the amount payable. City of York Council specifically provides discounts and exemptions depending on the occupants' circumstances.
If you move in, you'll need to make sure your occupancy is properly reported to the council and apply for any Council Tax discount or exemption that you personally qualify for.
🐱 About the cats
The most important thing is that you're genuinely comfortable living with three cats. They're very much part of the household and need access to their litter trays throughout the day. They're well cared for, and I take cleanliness very seriously. I will not tolerate any kind of abuse towards them and that is non negotiable!

I'm a very clean and tidy person and like to keep my home comfortable, clean and pleasant. I'm looking for someone who is respectful of shared spaces, considerate of others and happy to communicate openly.
My aim is to make the home feel comfortable and welcoming, while also giving you your own private bedroom and plenty of freedom to enjoy the shared areas in your own time.
If you're looking for a comfortable, furnished home where you can settle in without having to buy lots of furniture and household essentials, this could be a good fit.
🔐 Safeguarding & Background Checks
Because this is a shared home with a resident disabled person and three cats, safety and trust are extremely important to me.
As part of the application process, I will require a criminal-record check/DBS check at the level legally available for this type of arrangement, alongside identity, Right to Rent, reference and affordability checks.
I'm looking for someone with a clean and trustworthy background, and I would not be comfortable proceeding where checks or references raise serious safeguarding concerns, particularly concerning violence, abuse, harassment, domestic abuse, offences involving children or vulnerable people, or cruelty/abuse towards animals.
The purpose of these checks isn't to judge someone for their past, but to make sure that anyone moving into my home is someone I can feel safe and comfortable sharing my personal living space with.
I will also expect any information provided during the application and screening process to be truthful and accurate. 😊
A little about the arrangement: this is a resident-lodger/home-share arrangement, with me continuing to live in the property. A written lodger agreement will be used, and appropriate identity, Right to Rent, reference and affordability checks will be carried out before anything is agreed. A guarantor will also be required.
