Double room in friendly 3-bed house in Bishophill

A double room is available in a well-kept 3-bedroom house in Bishophill, shared with me (Michele, 29). My current housemate is moving away, so I'm looking for someone to join the tenancy from around December (date negotiable).

The room and house

- Double bedroom, plus a shared spare room (we've used it as a work-from-home room, but happy to repurpose it)

- Shared bathroom

- Fully equipped kitchen with dishwasher and plenty of cupboard space
- Washing machine and dryer
- Spacious living room
- A lovely patio
- Excellent position: 5–10 minutes' walk to the city centre
- Residents' parking available through the council permit scheme

The room is unfurnished, but my current housemate is happy to leave his furniture at a heavily discounted price. I'm also happy to help pick up anything else from Facebook Marketplace, where there's plenty going cheaply.

Rent: £700 per month
Bills (per person, per month): approx. £40 electricity and gas, £18 internet, £84 council tax (about £142in total)

About me
I'm 29 and work full-time as a researcher at the university, mostly from the office. I'm into endurance sport and stand-up comedy, so between training and performing I'm often out and about. I also really enjoy cooking. The kitchen gets plenty of use, and I'm always happy to share whatever's on the stove. The house is tidy, relaxed and fairly quiet. I'm definitely not a party animal, but I do appreciate the odd shared meal or cup of tea.

Who I'm looking for
A tidy, considerate professional or postgrad looking for a longer-term place.
