This is for the entirety of the inside of the property - for example, if i am away for
work or staying elsewhere, you will pretty much get the place to yourself.

Furthermore, under construction in the garden is a separate living space (log cabin) which i will occupy most of the time (especially during Summer) so the space indoors (bar the kitchen and bathroom) will be for your exclusive use.

People who work from home are more than welcome to apply.

Single people prefered (it's not a very big house) but couples possibly considered depending on circumstances and how we all get on.
And with a slightly higher negotiated rent for obvious reasons.

Small (single) pets considered, although they have to be well behaved and not loud (in regards to a dog) and indoor in regards to a cat (i do not want any pets i home defecating in my neighbours garden).

In absolutely no rush as finding the right person is the most important thing by far.
If the rent seems high then no worries at all please move along..

This place, whilst humble and honest, is truly a little gem with almost zero passing traffic (during the week, obviously a little busier during weekends) and where pretty much all you can hear is birdsong or silence!
And yet within MINUTES you can be on a train into London or in the busy, bustling market town of Olney!

Lovely, peaceful and well maintained little cottage in a semi-rural and very quiet village in Northamptonshire, equidistant between Wellingborough and Olney (North/South) & Northampton and
Bedford (East/West).

i'm looking for an HONEST and TRUSTWORTHY housemate who is fun, kind, smart, calm and has a great sense of humour..
Couldn't care less about your gender, race, creed, sexuality or politics..

As long as you're not a ***t we'll get along fine.


You will have the place to yourself while i'm away for work/travel, so (to repeat) someone who i can absolutely rely on to look after the place.

i require someone (very) tidy and clean as my place is spotless.

Newly refurbished to a high specification 2 bedroom - 1 bathroom Victorian terrace on the edge of Bozeat near Olney..
This is a 150 year old property so is certainly NOT a new build, but it has all the amenities you could possibly require (i hope! lol).

The house is located towards the end - last terrace but one - of a Cul-de-sac so very little traffic.
Very peaceful and quiet!

(Hearing the church bells peeling on a Sunday morning is just lovely!)

AND YET:

Only a 10 minute drive north to
Wellingborough Railway station which has:
45 minute direct train service directly to St. Pancras International Station London &
29 minutes direct train service to London Luton Airport Parkway station.

As well as Wellingborough having all the amenities of a big town you could ask for such as Cinemas, Pubs, Clubs, Restaurants, Supermarkets, pretty much everything you could need!

Barely a 5 minute walk into Boz village where you will find a shop (with Post Office counter), a pub (The Red Lion) and a (really good) Curry House called Okra (what more do you need? lol).

The house is traditional and yet has all modern conveniences->

Downstairs are a large open-plan living/dining room with chairs, sofas, dining table with chairs, working open fireplace & 55 inch 4k Tv.

Fully fitted kitchen with induction hob, washing machine, fridge-freezer, blender, dishwasher and microwave.

FTTP (fibre to the property) asynchronous gigabit internet (perfect for those aforementioned home workers :)


South facing fully enclosed and fenced garden (with wooden table and chairs & Outback Gas Barbecue) where i will be spending most of my free time growing veggies (weather/ season permitting obviously)!

Brick barn at bottom of the garden will be converted to additional accommodation, gym or both (eventually).

Upstairs there are two double bedrooms, one of which is very spacious in fact - and will be yours.
A superkingsize sleigh bed with Hypnos (if you know you know) mattress is provided.
This bedroom is big enough for a computer desk/chair for working and a set of drawers, wardrobe and probably even a small sofa to make it almost self contained living space.

A newly fitted (shared) bathroom with shower above a full sized bath with glass shower screen, toilet and sink - and airing cupboard which contains the Ideal Vogue Combination Boiler.

There's parking on the street (i park my one vehicle on the street outside the house) so unless you drive a bus you'll have space for a vehicle, and there are spaces available <30seconds walk away.

Furthermore, there is an option of paying £80 per calendar month to a neighbour directly opposite who has a space on their driveway for one vehicle available to rent - which is obviously ideal if parking is a deal-breaking requirement!

NO SMOKING INDOORS!

i don't smoke but couldn't care less if you do (it's a free country), as long as you do it outdoors and considerately (so the smoke doesn't affect any neighbours) and put your butts in an ashtray.

Deposit required, but references aren't a deal-breaker for me, as i will be choosing very carefully (as i'm sure will you).
