Hello! We’re a warm and friendly family of four 👋🏻

I’m Holly, and I live here with my partner Mike, my mum Alli, our three-year-old daughter Leni, and Roo, our very friendly cocker spaniel.

We’re looking for a respectful lodger to join our lovely new-build home on a small, modern and friendly estate in Irchester.

We’re all working professionals. Mike is a self-employed painter and decorator - good news for you, as your room has just been freshly decorated, whoop! I work in creative marketing and also run my own business as a holistic life coach. My mum, Alli, is a self-employed holistic therapist who works partly from home and also travels to see clients.

We’d love to welcome someone who is independent, clean, considerate and comfortable sharing a family home. You might be a working professional, retired, or simply looking for a safe and friendly place to call home. The most important thing to us is finding someone whose lifestyle and personality feel like a good fit with our household.

Here’s a little more about our home and what you can expect…

🌟 The room

A beautifully spacious and bright master bedroom the largest room in our town house - with lovely double-aspect views and a generously sized private en suite.

The en suite includes a large double shower with an overhead rainfall shower and useful under-sink storage.

The room is furnished with:

• A double bed
• Built-in wardrobes
• Bedside tables
• A wall-mounted TV
• An armchair
• A chest of drawers
• A ladder-style desk, if required

There is also enough space to add a small table or unit for your own tea and coffee station, with the option of having a microwave and small fridge upstairs if preferred.

The bedroom will have its own lock for additional privacy, as well as a stair gate at the bottom of the stairs.

Normal household bills and Wi-Fi are included. If you plan to work from home regularly, please mention this when enquiring so we can discuss your working pattern and whether any additional contribution towards utilities would be appropriate.

🏡 The home

The home is shared with myself, my partner, our daughter, my mum and our dog Roo.

You’ll have access to the shared kitchen, including:

• Fridge and cupboard space
• Dishwasher
• Oven and hob
• Microwave
• Washing machine
• Shared utensils and crockery

There isn’t a separate living room for lodgers, but the master bedroom is exceptionally spacious, giving you plenty of room to create a comfortable private living area.

You’ll also have access to our small garden, and there is secure space in our locked garage for a bicycle.

We may consider another pet for the right person, subject to an additional fee. We would need to ensure they were comfortable around children and able to get along happily with Roo.

Please note that you’ll need your own insurance for your personal belongings, as these won’t be covered by our household insurance.

🚗 Parking and extras

We have an EV charging point available on the drive, which can be used by prior arrangement, with the electricity charged separately.

Otherwise, on-street parking is available nearby.

📍 Location

We live on a small and friendly new-build estate on the outskirts of Irchester village, NN29. All construction work on the estate has now finished.

The house offers easy access to Rushden Lakes, Wellingborough, Kettering, Northampton, Milton Keynes and Peterborough, as well as the A45, A509, A14 and M1.

Wellingborough train station is approximately 10 minutes away by car, Northampton around 25 minutes and Milton Keynes around 40 minutes.

All major supermarkets are within approximately a 10-minute drive. There are also lots of beautiful country parks, cafés and nearby villages to explore, including the historic market town of Olney.

Irchester itself has a Co-op, doctor’s surgery, pharmacy, hairdressers, garage, village hall, InPost locker, library, church, newsagent, café, takeaways, pub, football club, country park and bus route within walking distance.

‼️ Important information

• Rent is £820 per calendar month, including normal household bills and Wi-Fi
• A holding deposit equivalent to one week’s rent will be required to reserve the room, subject to the written holding-deposit terms provided
• A security deposit equivalent to one month’s rent will be payable before moving in
• A written lodger agreement will be provided, setting out the terms of the arrangement, rent, notice period and expectations for both parties
• References and appropriate checks will be required
• The room will be available from November 2026
