Newly renovated property with experienced landlord

I have two rooms to rent in a 4-bed, 2-bath property. One of the rooms has already been occupied by a student who has lived here for 6.5 years.

The entire property is newly renovated and the room is furnished in a way suitable for a student, but can be adjusted on request.
There is a TV in the room and Wi-Fi, standard TV channels plus Netflix access in the property.
All bills are included and lodgers are welcome to use washing/cleaning products provided. There is additional bathroom and kitchen storage as well as an extra fridge/freezer available. There is a shared living room with a TV and one of the bathrooms is designated for lodger use.
The property has a large garden with an outdoor seating area a BBQ and fire pit for everyone to use. There is also a permanently free parking space.

The property is located in the Daybrook/Arnold area a 5 minute walk from the City Hospital a 15-minute walk from the Arnold high street area and a 10-minute bus ride into the city centre.
There is also very easy access to the QMC via the MediLink bus which stops at the City Hospital.
The property is within a mile of Aldi, Lidl, Sainsbury's, Asda and at least 3 petrol stations.

No smoking or vaping is allowed within the property - this is a non-negotiable condition of the current insurance policy.

I am a teacher and can offer support to students, including international students who may need language tuition.

I am ideally looking for someone long-term, but will consider shorter-term arrangements.

Although I have a preference for female lodgers, I will consider male applicants, too. I am open to consider any person of any ethnicity / LGBTQ+ identity/ neurodivergent characteristics etc. so long as the person will be respectful of the property and everyone in it.
