Large Spare Room in 3 Bedroom House in Beeston

I live in a 3 bedroom semi-detached house in Beeston and I'm looking for a house mate to fill the spare room. The room is spacious and unfurnished, but includes a large wardrobe. Myself and my dog currently live at the property, both of us are friendly and respectful. I am a PhD student, often working from home, or I go to the office with the dog. My dog is a 5 year old samoyed, very lovely nature and does not bark. I am looking for someone who is a dog person, and someone that is clean and tidy. Great if you are into sports (tennis, football, padel etc.), running or music, like myself.

I am renting the property and my landlord is happy for a new tenant to come in (under the new renters rights of monthly rolling). The rent is £562.50 plus bills (variable but roughly £100 per month). There is a garden at the back and driveway parking available. The house is nearby trams and bus stops.
