Undergrad/PhD student wanted for academic year

I'm looking for a non-smoking undergraduate or PhD student to fill a spare room I have for the academic year. The house is a 5-10 minute walk from the University of Nottingham's main campus in a quiet and safe neighbourhood. If you're the type of person who wants to live somewhere that's a bit more understated compared to typical student residences whilst still being convenient, then this place is probably for you.

The room has:
- A small desk
- A chair
- A double bed
- A wardrobe
- 4 plug sockets, with extension leads available

The house has:
- A parking space
- A shed and covered area for bike storage
- A shared kitchen and living room
- A downstairs toilet
- An upstairs toilet with a bath/shower
- A washing machine and drier
- A microwave and dishwasher
- A coffee machine
- A garden with a patio and ourdoor table/chairs
- A bus stop within 5 minutes walk
- A tram stop within 15-20 minutes walk
- Shops within 20-25 minute walk

About me:
- I'm studying physics at the University of Nottingham
- I'm an easygoing and open-minded person who can also be somewhat introverted at times
- I like things to be tidy but am not obsessively neat
- In my free time, I like to write/record music
- I don't drink or smoke, and am not allergic to anything
