**ROOM DESCRIPTION**

This is a beautiful room which overlooks the peaceful and quiet Watnall farmland. It is a self-contained studio style secure & lockable room with its own mini-style kitchenette including basic essentials (Microwave, Kettle and Toaster, Mini fridge & hot plate). The room has a very comfortable king size bed, work/eating table and chair and built in wardrobe. There is an ensuite bathroom and washing machine also. Access is by a separate entrance with car parking. Nothing is shared apart from a communal stairway leading to the driveway outside of the house to the front. This is ideal for someone who does not cook and has basic meal requirements for food, that can be heated in the microwave etc, or mostly eats out and wants their own privacy.

**BILLS**
Most bills are included (Wi-Fi, council tax, water, electricity, and heating which is on during particular hours only). However, please note, if you work from home and require extended electrical and heating usage, extra charges may apply.

**LOCATION & TRAVEL TO AND FROM**

The room sits in an immaculate house next to the Watnall countryside farm strip in the NG15 area with a beautiful view of it from the bedroom window which can be seen from the pictures. There are lovely country walks, cycling and running routes for miles on end surrounding the house. The house is 10 mins drive from junction 27 and easily accessible to J28 and near to Mansfield, Annesley Woodhouse or Moorgreen. It is 30 mins walk to Hucknall shopping centre, tram station and leisure centre. If you drive, it is 5 mins in the car. Or 15 mins in the bus from Polperro Way. Local schools and shops are within 10-20 mins walking range. The area of the property is NG15, just off Bolingey Way, for those who want to pre-check the location. The house in 5 mins or less in walking from Polperro Way Bus Stop (please see the Green Route on Trent Barton Busses website for Hucknall Connect bus service). If you have a bike, you can lock this on a hook at the front of the house.

**SUITABILITY**
A working person is sought to live with the Landlord (Because of the separate access, they rarely meet unless passing in the communal staircase). This is ideal for a professionals/working individual in any role especially a local Teacher from a local school or Doctor or Nurse from the Priory or City Hospitals/local care homes. People who need a weekday stay for work are welcome also.. The room is NOT for couples unfortunately, nor students (only mature students will be considered, if suitable).
If you do not have a car, please bear this in mind carefully as public transport is as described above. This is ideally suited for someone who has a car for which there is ample parking with a car parking space. It is suitable for cyclists/moped/motorcyclists who use this form of conveyance to and from work.

**REQUIREMENTS**
The lodger must respect the property and bedroom and keep it clean at all times which will have period inspections. You are not permitted to bring guests to visit or overnight stays as the room is for 1 person only.

**WHEN MAKING CONTACT, PLEASE KINDLY READ THE BELOW POLITE NOTICE: **

1. Confirm you can provide 3 references. (2 Professional and 1 Character). A former employer, current employer, membership etc will suffice. A character reference could be by someone such as a former landlord or person of standing.
2. State your employment and whether you can provide proof of income/contract?
3. Please also explain the hours you will work. This is asked so that there is no disturbance, even though the house is very quiet.
4. Please specify the type of employment contract you are on (an in long or short term if employed)?
5. Confirm you are happy with dogs as the landlord has a very friendly Labrador.
6. How long you plan to stay as in months?
7. Have you checked the location, and it meets your needs?
8. You have fully read the advert?
