Double Room | looking for laidback housemate

The Spare Room (as last housemate had it)

I have a spare unfurnished bedroom in my terraced house. The house is in the meadows. It’s a really peaceful and safe area about 15mins walk from Nottingham city centre and about 20mins from West Bridgford.

There are tram and bus links within 5 mins of the front door. The train station is close by. There is a large park at the end of the road.

Rent and bills combined works out as £625 each month. This would change if either rent is increased by the landlord or if bills substantially change over time (although they have been pretty static for the last 3 years).

I’ve been at the property for 10 years. It’s decorated and furnished. There’s a foyer with a work desk and sofas. A living room with a dining table. The kitchen is at the back of the house. There is a concrete patio and upstairs are the two bedrooms and the bathroom.

I’m currently sanding the floors in the spare room to return them to wood. I’m also patching holes in the wall plaster. Once that’s done, you’re welcome to paint the walls another colour to make it feel more homely and put art up etc.

My last housemate had a King-size bed, a wardrobe, and a desk with a chair in his room. The room also has attic storage.

I'm hoping to find someone that is easy going and open to my slightly unorthodox set up.

I'm a father to an 8-year-old who stays with me every other weekend. I also have two indoor cats. So any housemate would need to be okay with both the occasional child visit and sharing a house with cats.
As my son occasionally stays with me and I have indoor cats, i'm looking for someone laidback, relatively tidy, and that I can trust.

I try my best to keep the house tidy, but I'll admit i'm no neat freak. I'm neurodivergent (ADHD / BPD), so can be oblivious to things sometimes. But if you're the kind of person who can have calm, open conversations about things, we'll get along fine and resolve any issues quickly.

I'll stay out of your way most of the time as i'm quite busy with work/kid/etc but it would be nice to have someone around who I get along with and would be up for occasionally hanging out.

I'm left wing and socially engaged. I'm a bit of a geek. Love my gaming, scifi, anime, etc. Enjoy reading, listening to indie folk/pop music (Phoebe Bridgers, Noah Kahan, Frightened Rabbit), and watching the football. I also binge way too much TV.

I work from home at least two days a week, but tend to do this from my room. I work as a marketing officer for a company helping women-, minority-, neurodiverse, and LGBTQA+-owned businesses. We have high speed wifi, so if you work from home that's a perk. There are two desks downstairs that you could work from if you didn't want to work from your room.
