Double room in quiet spacious refurbished house.

My semi - detached house is in a quiet cul de sac and has front and rear gardens. The neighbours are quiet. It adjoins open fields and there is good walking from the door. It is about 4 miles to junction 30 on the M1 and Worksop.
I have solar panels, a storage battery and an air source heat pump which together heat the house and water very economically. The only gas appliance is a fire in the dining room. There is a (slow) electric vehicle charging point. On-street parking is available.
There are 3 bedrooms in total. I am offering the large double room. I am seeking a responsible, tidy and quiet couple to share although I am happy to consider single applicants. The bedroom has double glazing, curtains, Venetian blinds, a double bed, chest of drawers and fitted double wardrobe. There is high speed broadband and shared use of the sitting room, dining room and modern kitchen (induction hob, fan oven, microwave), bath/shower room ,(with heated towel rail) , new dishwasher and a Bosch washing machine. Clothes can be dried in the rear garden.
Whitwell is an attractive, historic village with a reasonable bus service and a railway station. There is easy access to Worksop, Chesterfield, Sheffield, the M1 and A1.
I am a retired solicitor and live with my wife in Cumbria and only live at the above property in Whitwell for 3- 5 days every 6 -8 weeks or so. Outside of those periods, the lodger(s) will have use of the whole house except the other 2 bedroomsl. It is vital that the lodger(s)are entirely congenial and happy for me to stay occasionally.
The lodger(s) would pay for broadband, a tv licence if required, the sewage and water (metered) , gas and electricity. I would pay the council tax.
