Double room close to station with bills included

Hi,
I'm looking got a housemate for my spare room.


House: 2 bedrooms and shared sitting room, kitchen/dining room, bathroom and garden

Room: double bed, bedside table and large built in wardrobe with hanging space and shelving.

In sitting room: TV with TV licence, disney+, amazon prime, wii and PlayStation 2, shelves of dvds and games for above plus shelving of board games and jigsaw puzzles. Plus desk if needed.

Kitchen: cooker, washing machine, space in fridge-freezer, dining table, kettle, toaster, slow cooker, microwave, waffle maker and toasted sandwich maker. All cooking and eating equipment provided but please bring own mugs/glasses.
Dining room area: table with 4 chairs

The house has a garden which is pretty bare right now having just moved in but intention is for lots of flowers, vegetable patch and fruit trees by next spring.

Also the house is reasonably modern and not an old victorian house like much of central areas of banbury so actually has insulation so hopefully won't freeze in the winter.

Easy on street free parking. 95% of the time a space directly opposite the house.

Area - Grimsby, 5mins walk from the train station with the town just beyond and close quick access to the M40 junction as well so pretty ideal if you commute or work in the centre of Banbury.

Arwen - resident cat extremely sweet and cuddly as well as chatty. Seriously one of the friendliest cats I have met, wants nothing more than your company (even more than treats)
Zoe (me) - age 29, work in environmental sector in Banbury. I enjoy reading and watching films of the fantasy and sci-fi genre, board games and jigsaw puzzles. Outside the house I do ballet and just restarted horse riding.

Looking for a housemate who would also want to hang out some evenings and similar interests rather than just exist and ignore each other. Respects privacy and noise volumes for both of us. Ideally be female in a similar age range.

No smokers or vapeing, drugs, partying or excessive alcohol in the house.
