En suite double room in luxurious house

I'm renting out one of the rooms in my 4 bed house. Currently it is myself and my two cats but the top floor has a large bedroom and own bathroom which never gets used. There is also an office on that floor which I use for storage which potentially could be used for work/study.

The house is ultra modern with open planned living and a large kitchen and garden.

There is also a large office at the back of the garden which I use as a gym.

There has been a lot of demand for this room so I'm quite particular on the type of person who moves in. The room is for an intelligent tidy professional only. Cycling, running and yoga are a large part of my life so someone who shares similar passions would be great. There are two cats in the house so you must be a cat person.

The cost of the room is £1000 which includes all bills (i. e. council tax/broadband/heating/electric etc).

The house has 4 bedrooms but I'm only looking for one lodger. This room is defintely not for smokers or couples.
