Comfortable double room (with a spare room that can be used for storage/as a study) available for a quiet, tidy, non-smoking female professional from Jan. 1, 2026, in a well-maintained two-bed flat. Easy walking distance to the JR Hospital (very convenient for anyone working at the hospitals!) and close to the Marston shops; we're on a direct bus route to the city centre. There is an available (assigned, off-street) parking space.

My current flatmate is planning to move in with her partner, so I'm looking for another professional (preferably female) to join me for the remainder of the contract. This would be from Jan. 1, 2026 through the first week of July (six months + 1 week) in the first instance, with the potential to renew. The flat is managed by a local agency, who will manage all of the financial and reference checks.

The room is furnished, and comes with a double bed, 2x bedside tables, chest of drawers, and a desk & chair. The adjacent spare room has a very large closet (which would be for your use) and enough space to be used for a small home office or music room, exercise room, etc., if desired. There is a spacious shared kitchen with a built-in washer/dryer, dishwasher, fridge/freezer, oven/hob, and plenty of cupboard and counter space.

Your share of rent would be £750/month, not including bills and council tax, which currently come to about £175/month each (for council tax, gas, electric, water, internet, and TV licence). We are in band B for council tax and the EPC rating is C (74).

About me: I'm a lexicographer working for a local publishing company; in my spare time I can be found reading, writing, studying old languages, hiking, playing tabletop games, and going to see theatre/ballet/classical music concerts. My current flatmate is a nurse at the JR; we've had pretty different schedules due to work, but we've been a considerate, friendly household, respectful of each other's space (and sleep schedules!), and we look after the flat and keep communal spaces clean and tidy.
