Medium double: £225 pw
Attic room: £150 pw (smaller, cosy, doubles as a reading nook)
Rent includes gas, electric, water, council tax (band C) and fantastic 70 Mbps wifi, plus basics like laundry capsules, washing-up liquid and cleaning kit. No agency fees.

ABOUT ME
Chris, software developer. Relaxed and quiet, into climbing, yoga and travel. Away for work often, sometimes weeks at a time. When I am here I cook once or twice a week and share, and Saturday pancakes are a thing.

HOUSE BASICS
Keep shared areas tidy, help with the plants and a weekly mop.
Small house, so partners staying over is occasional (a weekend every month or two is fine). A couple sharing a room full time is 50% on top of the room rate.
Cats are fine if litter trained and able to go outdoors. No dogs (new oak floors).
Friends welcome any time.
