Double room, lovely house, yourown separate study!

Friendly, one-other person household, in a lovely house in Rose Hill, OX4 4UB.

I’m looking for somebody immediately until about July 2027. It could be longer, but I cannot say right now.
It’s a three bedroom house and would just have me in it (I own the house).
It’s double room and you would have **exclusive access to a study in the ground floor**, with an adjustable/standing desk 
£900 a month inclusive of all bills, inc council tax (band D)

Location:

The bus stop is about 3 minutes walk, and the 20 bus goes to the Headington hospitals and the 3 goes to town and the train station.
It’s a 15-20 minute cycle, mostly offroad on safe routes into town/station.
Close to the river, Cowley Road is about 10 minutes away by bike
Small but surprisingly well stocked shop within 2 minute walk from the house, and a large Sainsbury's a 15 minute walk.

The house:

Nicely furnished, and comfortable, high quality, nice things
Tons of storage in the room and rest of house, you could things in the attic or shed if needed
A free car parking space and bike parking out front 
Not ensuite, but there’s a separate toilet downstairs.

About me:

I'm out most weekdays, I work for the NHS at the JR, I work from home one day a week
I like gardening, cooking, public policy and living as though we have one planet, but with a firm streak of arty hedonism. Mainly veggie.
Seeking the perfect mix of clean and tidy, and a clear communicator - it will work well if you say what you mean, and have a sense of humour : ) 
I would be open to a couple, and could swap rooms to make a bigger room with a king sized bed, but I would want to raise the price (be in touch and then we can discuss)
It would be great to be friendly and garden/water community trees together, and cook dinner toegther some nights
I don't smoke at all, but I don't mind if you smoke or vape, as long as outside
