Beautiful Double Room - Female Only

I am looking for a polite, quiet and considerate woman to let my 2nd bedroom, which is available from 1st April 2025.

The house is a 2022 new build semi. The room available is in immaculate condition, with brand new cream carpet and fresh white walls. It has two windows, so plenty of natural light and a cupboard with a hanging rail and shelf for clothes/storage. It is currently furnished with a bed and bedside tables.
The size of the room is is 2.8m x 3.1m. There is also an additional space next to the cupboard which is 1.2m x 1.45m, which could be used to put further storage/furniture.

All bills are included in the rent, which includes council tax, electric and super fast broadband. There is also a spare space on the drive if parking is required, which you can use free of charge.

I currently have a 10 year old terrier living with me, who will be out the house most days, apart from weekends. She is very human friendly, but dislikes other dogs and has a high prey drive, so unfortunately I will not be able to accept anyone with pets.

As for me, I enjoy walking, going to the gym and socialising with friends. I do enjoy an occasional night out, but I am not a big drinker, and would prefer to live with someone who is similar. I like the house to be kept clean and tidy, and would appreciate someone who respects this.
