Location
The house is situated in the village of Mossbank, in the North Mainland of Shetland.

7 Hamarsgarth sits on the edge of the Hamarsgarth Estate in a quiet area, in a north-east facing direction with sea views. The house is set back from the road with a house in-front and a few steps to the communal carpark. The house is within walking distance of the local post office, primary school, public hall and the “Welcome Inn” pub.

The port of Toft, the inter-island ferry terminal for Yell and subsequently Unst and Fetlar is located, is just 3 miles over the hill from the property; making 7 Hamarsgarth a good base for exploring all the amenities, scenery and wildlife Shetland’s north isles have to offer.

Brae, the north mainland’s largest settlement, is just 9 miles from the property and has a range of local amenities; including a Co-op with post office, Chinese and Frankies Takeaway options, Pubs, Garage, and leisure centre with swimming pool. The property is also within close commuting distance of Sullom Voe Terminal and is approximately 28 miles from Lerwick for anyone wishing to commute.

The Property
The house is a detached 3-bedroom. The main sitting room has a large TV with Sky, though the house also benefits from a conservatory extension that boasts an operational home gym and doubles as an additional sitting room. The kitchen is compete with a range cooker, Bean to cup coffee machine, tumble dryer and washing machine available for use.

The house benefits from a large mature garden with a greenhouse not currently utilised. There is also a wooden decked area to enjoy the sea views. The house is also adjacent to a field being on the edge of the estate offering a quiet room with little light pollution where you can look out to the sea or catch up with what the sheep in the field are doing.

Lodger Bedroom is roughly 3.75m x 2.3m with a double bed and two wardrobes, panel heater and Sky TV. The main bathroom is communal with a toilet also downstairs for convenience.

The house is mainly heated by Storage heaters and panel heaters.

The Housemate (Me)
38yr old male, lived in Shetland for seven years and I enjoy visiting Aberdeen on leave to visit family and friends. Interests include solo adventures hiking, camping or visiting Orkney and plan to make good use of a Tentbox for roadtrip adventures in 2025, on and off island. I work as a retail manager and I can be up exceptionally early (4:30am) with shift work but would be respectful of a housemate though I might not be compatible for the lightest of sleepers.

Currently have two cats at the property and while friendly can be somewhat of a nuisance and any prospective lodger would ideally have experienced the demands of cats to be comfortable in their shared living space.

I have experience living with a housemate in my 20’s in a flat I owned and co-existed well and respectfully for a year before I relocated with my job and then I became a landlord for multiple tenants so I also have experience with that.

Timeframe
Looking to make a few improvements to the house once the weather improves and before sharing the space. Happy to discuss with prospective lodgers timeframes for moving in earlier or later than posted date. Likewise should anyone want to rent a room for shorter stays I am open to the possibility.

Property can be viewed as it currently is and a meet and greet would be part of the process before agreeing dates, rental costs etc.
