The room can be accessed directly from the road by a garden gate. There's unrestricted parking in adjacent roads.
The property has an excellent bus service to the city centre, universities, schools and the RUH.
There are good local shops within walking distance.
There are three of us in the house - I am a gardener and garden designer, my daughter is a ceramist. I have a 12 yr old grandson and a 2 yr old retriever dog.
The tenant must feel comfortable around dogs although contact will be minimal.
The house is quiet most of the time.
