Two female students wanted for flat share

I am looking for one or two girl students to share a flat in Bear Flat, Bath, for the 26/27 academic year. I will be studying in Bath for the next 4 years and am in the process of buying the flat with my family.
It is a lovely, bright space surrounded by communal gardens. The building itself isn’t especially pretty but the surroundings are very nice and just under a mile from town with a regular bus route a few minutes walk away.
It currently has two bedrooms with a large living room but we hope to make it 3 bedrooms with a reduced living room.
Both existing bedrooms are quite spacious doubles and the third will be smaller but should still fit in a double bed. To be safe, I’m going to call it a large single for now.
The kitchen and shower room are both small and need renovation but are serviceable as is. The extent of renovation work carried out before next term depends on how quickly the sale process completes.
All being well, there should be plenty of time but I can’t promise a new kitchen and bathroom for sure and my builder - well, my dad - says we might have to make do with the ‘old lady’ appearance for a while.
Rooms will be redecorated and carpeted, however.
Because I will own the flat, you will legally be my lodger(s) but I want the flat to run just like any student share in most things. I won’t be pulling rank.
I am reasonably tidy without being obsessive and you should be the same.
I am cheerful and friendly and I hope to find flatmates who are the same and who like a balance of socialising, work and quiet time.
Rent is slightly negotiable depending on the room and how much renovation can be done in time.
