Double room to let in otherwise empty 3-bed house. Available immediately. Quiet street on the Chandag estate.

Live-in landlord but only c. 1-2 days per week. Other than that, the house will be for the sole occupancy of the proposed tenant. There are no plans to put a second tenant into the final bedroom.

The room is fully-furnished with integrated wardrobes and a TV.

I am in the process of selling the property and ideally need someone in the property during the sales process so it's not standing completely vacant. It isn't being marketed yet (aiming to start marketing in May) and I envisage the proposed tenant will have use of the property for c. 3-6 months before the property is sold.

The successful tenant will have full use of the 3-bed property (except the landlord's room) for the duration and at very low rent relative to the market for a 3-bed house. However during the marketing process (roughly a 2-week period in May), I will need to ask that the tenant vacate the property for 20-30 minutes whenever a prospective buyer is viewing the property.

I am looking for a professional non-smoker with no pets.

All bills are included - water, electricity, gas, fast internet, TV licence and council tax.

Small garage available for storage although it won't fit a car.

Comfortable, fully furnished property that has recently been renovated. Some small decorating works are yet to be completed and will happen over the course of the tenancy.

Spacious living room, kitchen, dishwasher, new boiler with Hive, new fridge freezer and new washer dryer.

Front and rear garden with nearby access to local fields.

Plenty of on-street parking.

About a 10-15 minute walk from the High Street, Waitrose, Domino's, and KFC with transport links to Bristol/Bath.
