Double room in my home, Nailsea - bills incl.

This is a room in my own home in Nailsea - it is not a house share. I live here with my son, who is with me part of the week, so you would be lodging with us rather than sharing a house with a group of strangers.

I have two double rooms upstairs:

One at £650 a month, available now
One at £675 a month, available from 1 October - this one has a king size bed

Both rooms come with a bed and wardrobe, included in the rent. I am happy to swap the king size for a single if you would rather have the extra floor space. The photos were taken before the rooms were furnished, so the bed and wardrobe will be in place before you move in and I will add new photos as soon as they are.

All bills are included in the rent - gas, electricity, water, broadband and council tax (the property is council tax band D) - based on normal household use. If energy use is significantly above normal I will raise it with you and we will agree something fair together.

What you would share: the kitchen, the two bathrooms, the garden and the drive for parking. The living room is family space for me and my son, so it is not part of the let. I would rather be straight about that now than have it come as a surprise later.

We have two small dogs, a Shih Tzu and a Shih Tzu-Poodle cross. They are low-shedding and very much part of the family here, so you would need to be happy around dogs. Sorry, I am not able to take any more pets.

I am looking for someone kind, tidy and respectful. I am up early for work, so the house is fairly quiet after 10pm - that is the one thing I would ask you to be mindful of. Minimum stay is 6 months and references are required.

Couples are welcome to get in touch, but only if you would take both rooms together.
