Overview
Available now to rent in Saltford: a spacious, light, double bedroom in an attractive Victorian house with lovely views overlooking the old High Street for a single* person. The house would be shared with me, the homeowner, but, because there is a downstairs lounge, fitted with a fully equipped kitchen area, the occupant would be free to live independently with their own space to cook, eat and relax in. This means that we have the option to socialise when we want to, but to also have privacy, when we prefer. Effectively, we share the entrance and the laundry facilities; it is almost like having a small self-contained flat within a house, but with someone you can call out to, if you need a chat! This set-up proved mutually invaluable during Covid!

The bedroom
The spacious double room is furnished with a comfortable 4ft double bed, 2 large wardrobes, an extendable table and chair for dining or study. Because it was previously a bedsit, the bedroom also has some basic cooking facilities: e. g. fridge, toaster, sink, so you can make tea & toast etc in your room, whilst for proper cooking, the oven and hob are in the lounge/kitchen downstairs. The bedroom has a lovely outlook over the historic High Street.

The Bathroom
The bathroom is situated immediately next door to the bedroom and typically, would only be used by the tenant. I have my own shower room downstairs, but on very rare occasions I may need to use your bath. There is an over-bath 2 head shower: fixed overhead and flexible hose.

The Garden
There is a small enclosed front garden (maintained by me) overlooking the High Street, equipped with a bistro table and 2 chairs for use by the tenant. It is a lovely cool spot to sit and watch the world go by when it is really hot, but it also gets the sun at the end of the day for relaxing drink after work.

Location
The accommodation is located in the picturesque old village, but only 5 minutes’ walk from a Tesco’s and the A4 from where there are frequent X39 buses into Bath or Bristol. The hourly airport bus also stops on the main road. Beautiful walking countryside can be reached within moments, and the cycle track and River Avon are both at the end of the road. The village has its own doctor’s and dental surgeries, library/post office, pubs, church and a vibrant community centre offering a wide variety of courses and activities. There is unrestricted on-street parking available in view of the house.

Rent is inclusive of gas, electricity, water rates, use of washing machine, TV licence, Council Tax & Wi-Fi broadband (True Speed 600Mbps full-fibre).

The room would ideally suit an employed professional, (preferably not full-time working from home). There are currently no pets, but there is a possibility I may need to help house a cat in future, so cat lovers are a bonus.
*There is the option of a smaller second double bedroom for rent, for £600 should 2 friends be looking for accommodation together and be finding it difficult to rent 2 rooms in the same house. But in the first instance, the rental is just for an individual.
