Private Annex with beautiful views near Wells

The space on offer is small ground floor flat which sits as an annex to our home. It has it's own entrance and shares just the utility room which has an adjoining door.

It is in West Horrington, a quiet hamlet set within the Mendip Hills, just under 3 miles north of Wells. The 173 stops at the end of the village and takes you to either Wells or Bath, its an hourly bus but doesn't run on a Sunday.

The private areas of the annex are a bed/living room with a door that leads out onto a decked area overlooking the Tor and a kitchenette with breakfast bar area, also overlooking the Tor and bathroom. The utility room is the only shared area - I do use the washing machine/dryer throughout the week - we can agree convenient times. 

The Annex is a really lovely, comfortable and homely place to be and the village is really peaceful with stunning views across the Somerset levels to Glastonbury Tor from both the kitchenette and bed/living room. 

In the living/bedroom there is a queen size double bed.
There are drawers, no wardrobe but there are plenty of hooks and hangers in the annex for clothes that need to be hung, there is a sofa, shelves, coffee tables, mood and bright lighting and your own front door to both the decked area and the drive. 

Over the past few years the space has been used as my therapy room, it has also been used as an Airbnb letting and during lockdown and since we have had 3 lovely lodgers.

The Wi-Fi connection works well enough for us, for our family use, but is not yet super fast broadband - we hope this comes soon.  I'm told that the Wifi you recieve is via a ‘devolo’ repeater; around ~5Mbps down, ~1 up. Mobile coverage varies and depending on the network you may need to stand next to a window. I would suggest that if a super fast connection is important for you that this may not be the place for you.

The kitchenette is in two parts; the main section is next to your bed/living room. In it are the front door to the studio and a back door leading to our family garden. The breakfast bar, kettle, toaster, microwave (with grill) and fridge (no freezer) are also based in this area. 

The main kitchenette space leads into two adjoining rooms, where you will find the single induction hob, sink, crockery, cutlery, washing machine, dryer, bins etc.

There is no oven but there is a single induction hob and a 'slow cooker' available on request. If new to slow cookers it is a one pot cooker, you pop the ingredients in 4-8 hours before needed and it safely slow cooks them while you sleep/adventure.. When you wake up/arrive home you have a delicious warm meal ready for you.  I think it's absolutely brilliant and it retains more nutrients in your food too!

You then continue on through to your bathroom which has an electric shower, mirrors, toilet, towels and towel rail.

The bedroom and main kitchenette have their own electric heating and retain heat well in the winter - so in your main space you can enjoy the temperature that suits you. The extended kitchenette and the bathroom have radiators which are connected to our own system and a separately controlled towel rail... These areas struggle a little more with retaining heat in the winter, as many old cottages do.

Please note that we do have a steep drive. Depending on your car you may need/wish to leave your car in 1st gear while parked facing up the drive. 

We are a family of 5 (our kids are 19, 17 & 8yrs old), our eldest is now at uni. You'll probably only really see me from time to time when using the washing machine/dryer as we are essentially separate from the annex. We share an adjoining door which opens onto the utility space only; this remains locked unless we need to access the washing machine/dryer. You also have an internal lockable door, should you wish to use it.

We are friendly and here if needed but otherwise will leave you to be as private as you wish.

*Space wise and in my opinion our annex is really only ideal long-term for a single person but I will consider couples, the price for couples would be £850 PCM.

**The rent is based on someone that goes to work out of the house during the week (ie to work). If you are someone that is likely to be in the annex all day (eg working from home) then I will need to increase the rent to £800PCM for a single person or 900PCM for a couple as bills are included in the rent.

***We are essentially 2 completely separate households. The key area that we share is the utility room which contains the washing machine/dryer.

****The annex is unfortunately not an ideal space if you experience any difficulty with mobility. Stairs link each room as the studio's layout is on multiple levels.   

*****I am a bit clean keen in the annex, it has been a really treasured space as my therapy room and I anticipate that one day I will return it into my treatment room. I know it's easy to say you are careful, clean and tidy even if you aren't but this is really important to me.
