Unfurnished double and small office

Christian and Anthony here. We're looking for someone to take the third bedroom in our houses share. We're situated in lovely Grangetown. We've been here for just over a year. Our housemate has moved out and we're really keen for someone to move in.

The double room is based downstairs and has its own 'lean-to', which is great for anyone who keeps flowers or plants. The room is unfurnished. Those in the smaller bedrooms also have access to one of two spare smaller rooms. I use mine as an office, you can use yours as one, too, or as a creative space if that's your thing.

We usually keep ourselves to ourselves but will chat in the kitchen and living room. We're both working professional gay/queer men and looking for people who will fit our friendly and relaxed vibe.

The room is available immediately. The bills reset on the 14th but the sooner the better.

In terms of costs, you'll be looking at:

Rent - £533.50 - direct to landlord
Energy - £42.62 - transferred to me before 1st
Council tax - £47.86 - transferred to me before 1st
Water - £23.17 - transferred to me before 1st
Internet - £9.33 - transferred to me before 1st
Cleaner - £20 - paid to me in 2x £10 instalments (once every fortnight)

= £676.30 *monthly* costs

We've got a big spacious living room, a decent sized dining room, an okay sized kitchen, and a garden with a small patio. We're a 10-15 minute walk into the city centre, and less than 5 minutes from the Tesco Express. Close to Grangetown favourite The Grange for a tipple.
