I’m looking for a friendly, professional female to share my home with me and my sociable four-year-old son. Female professionals only, please ideally on a hybrid work basis rather than fully remote — no men or students.
I’m a single mum and health professional, and I’m hoping to find someone who would enjoy living in a relaxed, friendly home. Sharing the house would help with the rental costs, of course, but I’d also really value having another adult around for a bit of company.
🏡 The house and room
The spacious attic bedroom has its own ensuite bathroom, giving you a lovely degree of privacy and your own space.
The house has a cosy living room, a well-equipped kitchen and dining room, and a good-sized garden/yard with space for outdoor dining. I’ve planted various flowers to make the garden a little greener and more welcoming, rather than just a sea of concrete!
Wi-Fi signal is excellent throughout the house, and street parking is available with a resident’s parking permit.
We’ve lived here for 18 months, so we’re well settled in. Everything works, and whenever anything has needed fixing, CPS Homes have been speedy and efficient in arranging repairs.
📍 Location
The house is a stone’s throw from the shops and restaurants on Cowbridge Road East and the brilliant Chapter Arts Centre, so there’s plenty to enjoy locally.
Getting around is easy:
* City centre: around 25 minutes on foot, 15 minutes by car or bus, or 10 minutes by bike.
* Ninian Park train station: approximately an 8-minute walk.
* Green spaces: Thompson’s Park, Victoria Park and Bute Park are all within easy reach.
It’s a great location if you enjoy having shops, cafes, restaurants, arts and green spaces nearby.
👩💼 Who I’m looking for
I’m looking for a female professional (no men or students) who would be happy sharing a home with a single mum and a young child.
I think the house could particularly suit someone such as a trainee teacher, educational or clinical psychologist, another health professional, or someone in a similar professional role. This isn’t an exclusive list, though!
Ideally, you’d be looking for somewhere comfortable and friendly to live, with a bit of independence and privacy alongside the opportunity for some company at home.
The landlady lives off-site and has already approved a second occupant. I’m not the landlord, so once we’ve established that we think we’d be a good fit, you’ll need to complete the usual referencing, financial checks and tenancy paperwork through CPS Homes, who manage the property. You’ll need to pass their checks before moving in and be added as the second occupant on the tenancy agreement.
💷 Bills
Included: Wi-Fi, TV licence, Netflix and Amazon Prime Video.
Not included: Energy, water and council tax (Band E). These costs would need to be discussed and agreed between us.
💬 Interested? I’d love to hear from you!
If this sounds like it could be a good fit, please do send me a message. 😊
Before arranging viewings, I’d like to get to know a little about you and what you’re looking for. This helps us work out whether the arrangement is likely to suit us both and avoids wasting anyone’s time.
It would be really helpful if you could tell me:
1. When are you hoping to move in?
2. How long would you ideally like to stay?
3. Where do you work, and what’s your usual work pattern?
4. What’s prompted you to look for a room at the moment?
5. Have you lived in a house share before?
6. Would you be comfortable living in a family home with a young child?
7. Is there anything in particular you’re looking for, or anything that would be important to you as the second occupant on the tenancy agreement?
There’s no need to write an essay — just enough to give me a feel for whether we might be a good match!
I’m looking forward to hearing from you. 🙂
