Three double rooms available in a spacious early Edwardian terraced house, conveniently located around a 10-minute walk from Cardiff city centre and Central Station. Available from the beginning of October.

The three rooms are available individually, or we're happy to consider a group of friends looking to share together.

One of the four bedrooms has already been let, so there will be four tenants in the house in total.

We're looking for people who are respectful of others and will treat the house as a home. We're not particularly prescriptive about who lives here and are happy to consider people from different backgrounds and walks of life.

Please note:

The property is currently being prepared for its new tenants, including some redecoration and new furniture. The current photographs therefore do not reflect the house as it will look once everything is ready for moving in.

The rooms:

There are three double rooms available, each a different size:

* Room 1 – £750 pcm
* Room 2 – £650 pcm
* Room 3 – £600 pcm

All bills are included, including gas, electricity, water, WiFi and Council Tax.

The house:

The property is a good-sized early Edwardian terrace with plenty of character and generous living space.

There are two good-sized communal reception rooms:

* Lounge
* Dining room

There is also a useful side-return sitting area between the dining room and neighbouring property, with a glass door and window to the dining room, a glazed door leading outside and a semi-opaque roof. It would make a pleasant additional space for relaxing, reading or simply sitting with a coffee.

The house also has:

* A well-equipped kitchen with electric oven, gas hob, microwave, fridge/freezer and washing machine
* Bathroom with bath, large double shower and heated floor
* Tiled rear garden with shrub border
* Secure gated access to the rear lane

Location:

The house is particularly conveniently located for both the city and the outdoors.
Cardiff city centre and Central Station are around a 10-minute walk away, with local shops and everyday amenities close by.
There are a number of green spaces nearby, while the Taff Trail is within easy reach. The river provides a pleasant route along the river down towards Cardiff Bay, which is around a 20-minute walk from the house.
So although you're close to the centre of Cardiff, it's also easy to get out for a walk, run or cycle along the river.

Who we're looking for:

We're looking for considerate, respectful people who will look after the house and be comfortable living with others.
The house will be particularly suitable for professionals or mature, postgraduate/research students.
The house is LGBT-friendly and we're essentially happy to consider people from all backgrounds.
