Are you happy to have a little responsibility (dog sitting) a couple of days a week in return for heavily discounted rent?

Your space:
Your clean and stylish home is under a minute from Park Grange Supertram and less than twenty minutes' walk from Sheffield Railway Station. Your choice of Single or Double room includes built-in shelving. You'll have blackout blinds and sweeping city views. Built relatively recently, the entire house is double-glazed with efficient heating, hot water, and modern fixtures, fittings and appliances, with a brand new kitchen upgrade taking place this Summer. Outside you can enjoy a quiet neighbourhood that backs onto a leading Heritage Park.

In addition to your room, you'll have access to:
Our terraced garden with patio, dining table, and barbecue.
A modern dining-kitchen with induction hob, oven, dishwasher, fridge-freezer, bean coffee machine, toaster, juicer-blender, air fryer, slow-cooker and doors leading to garden.
Upstairs house bathroom with toilet, power-shower and bath.
Utility with washer and separate dryer.
Large Living Room- which you are encouraged to enjoy - with Sky TV, and real fire.
Unlimited WiFi throughout the house.
All bills are included, as are essentials such as toilet paper, dishwasher tablets and washing-up liquid. You will need to take care of cleaning and keeping your room tidy, and helping out with cleaning the house also - we have a shared chore system for this.

Your social experience:
As a live-in home-owner, it's in my interests to keep everything to a high standard for you. I'm also used to sharing. I'm generally sociable and enjoy watching TV in the lounge with housemates or cooking and eating together. You'll be sharing with me (live-in-landlord) and another lodger. Between us, we speak English, French and Portuguese. Anyone friendly is welcome as a new housemate, regardless of background, ethnicity, gender, language, nationality or sexuality. I am both a working professional and a PhD student.

Your responsibility:
I have two cats and a Labrador dog. It’s important to avoid letting the cats escape via doors and windows. I work variable shifts twice most weeks (occasionally three times, some weeks none). Advertised rents require you to dog-sit on these days only. The rest of the time you have no responsibilities! You'll get a month's notice of the sitting dates. Dog sitting means being in the same room as my dog (and able to hear him) or letting him follow you in/outside the house, ensuring he has access to water, and letting him out for the toilet. This arrangement means you can access cheaper lodging and I know my dog has a companion on the few days I'm not at home.

Your safety and protection:
I do everything by the book, so rest assured your deposit will go into the Deposit Protection Scheme and you will be given a Lodger Agreement to provide you with some security and make sure we agree mutual expectations. I have experience supporting those who do not possess standard documents to pass a UK Government 'Right to Rent check', so please still get in touch even if you are not a British passport holder. I am also happy to accept Housing Benefit or Universal Credit for housing. There are no charges or fees for the agreements or checks.
