● Fully-equipped shared kitchen with washer-dryer, induction hob, oven, dishwasher, fridge-freezer, microwave, Berkey water filter, blender, Sodastream, oils, vinegars, herbs, spices, etc.
● Fresh herbs in the garden
● Free on-street parking
● I have a tyre pump, bike lube and space to securely lock 2 bicycles in the shed - and also live on a cycle route!

FOR CHILDREN:
● Books, games, toys, cot & high chair for children
● I offer a babysitting service at £11/hr - advance booking advised. I have 20 years’ experience looking after babies + children of all ages and the following qualifications: updated enhanced DBS check, Paediatric First Aid, Child Safeguarding. Just ask if you'd like to see copies.

POINTS TO NOTE:
● I'll set the heating to come on before you wake up, and again in the evening - but it's off during the day.
● Not suitable for home working (there’s no desk) or people with reduced mobility (due to steep stairs & low beds).
● There's no TV but you can use the projector in the living room if you have a laptop with HDMI or thunderbolt output (for video) and mini-jack output (for sound).

ABOUT ME:
I’m into hiking, documentaries, podcasts, electronic music, dancing, personal growth, embodiment.. and I think I’m pretty easy to live with! I work in music education and kids yoga. I'm interested in making positive changes in the world, both small and big.

PAYMENT:
I ask for a deposit to confirm your booking - you will loose this if you cancel for any reason. Any damage beyond normal wear + tear or resulting from breaking the house rules will come out of your deposit (FYI, this has never happened!) Any damage classed as normal wear + tear is covered by your rent (e. g. broken tableware / stained linen / marks on the wall). I will return your deposit on check-out day, after checking the room.

You can pay the rent in instalments, the first instalment must be paid at check-in. I will email you signed receipts for all payments and a short-term rental contract.

The rent includes all bills, tax, cleaning and necessities like toilet paper, soap etc. My cleaner comes approximately every 2 weeks to clean the whole house including your room, and can also change your bedding if you wish.

CANCELLATION:
I have never cancelled a booking before, but In the unlikely event that I cancel your stay due to an emergency, I will refund your deposit. If you cancel your stay for any reason, you will lose your deposit.

HOUSE RULES:
- No pets or additional (non booked) people allowed inside.
- No parties or events.
- Quiet hours 10pm - 8am.
- Please take your shoes off in the house.
- Keep the doors locked all the time and close the windows when you’re out.
- No smoking / vaping in the house - smoking area is at the back of the garden.
- No electric vehicle charging.
- No portable heaters.
