Two spacious and highly affordable furnished double rooms have become available in this houseshare. The house is just off Sharrow Vale rd and less than a 5 min walk from Eccy rd.
The rooms are extremely good value at £310 pcm for the smaller room and and £320 pcm for the larger room. Bills generally range from £60 - £70 pcm to cover broadband, water, electricity and gas. Council tax is £46.40 pcm. So on average you'll probably be paying around £420- £430 pcm all inclusive.
The following are included with the house:
- kitchen (including washer/dryer, microwave, electric hobs, air fryer, fridge freezer)
- 2 bathrooms (including a bath)
- living room/workspace (including desk, TV with chromecast, turntable). We are happy for the living room to be used to work from, but we would ask that you use it on a shared basis please.

We are a friendly pair of housemates aged between our 20s and 30s, we have both lived in the house for several years. We don't have any cleaning rota etc. but would prefer to live with someone that can look after the shared spaces and do their best to keep things tidy. We're all open to having a chat when we see one another and also happy to all do our own thing.

The larger room on the 2nd/top floor for £320 pcm includes a double bed, bedside table, 2 chests of drawers, 1 wardrobe, desk & chair and 1 storage space that can also be used as a wardrobe.
At one point I have lived in both rooms and would recommend either to anyone. The only reason I left either room was to take a housemate's room when they moved out.
Both rooms face the back of the house away from the street so they are nice and quiet at night and both have a great view of the city centre and surrounding gardens.
There is free on street parking and permit parking available across the road on Junction Rd. There is also permit parking available on Cowlishaw Rd itself if you'd rather park closer to the property.
The property is owned by a live-out landlord, but they live fairly nearby in Crookes. They are approachable and quick to respond to any issues.
The house is in a great area, being a few minutes away from Eccy rd and all the amenities it offers, and within walking distance of fantastic green spaces such as Endcliffe park and the General Cemetery. It is equally well situated to get to the city centre or out into the Peaks.
