Tenancy takeover - ensuite, Hillside House S3

I'm looking for someone to take over my room at Hillside House on Winter Street, S3. I booked it for this coming year but a change in personal circumstances means I no longer need it, so the room is going.

It's a standard ensuite in a 6 bed flat, room SHS-309-C, around 12.5 square metres. Double bed with storage under it, your own bathroom, a proper desk and a double wardrobe. You share the kitchen and living space with the other five. All furnished. Five of the six rooms are already taken.

£150 a week and that covers all utility bills, high speed wifi and contents insurance. The contract runs 12th September 2026 to 17th July 2027, 44 weeks, paid in 10 monthly instalments.

It's a 44 week contract rather than the usual 51, so it finishes in the middle of July. You get the room right through exams and a few weeks after, and you're not paying for the back end of the summer when you're not there.

Council tax: full time students are exempt, so there's nothing to pay on top.

No damage deposit. There's a £100 contract security fee when you sign and it comes straight off your first month's rent, so it isn't an extra cost. I'll pay the £50 changeover admin fee myself.

The location is the main reason I picked it. Roughly a minute from the University of Sheffield main campus, 10 minutes into the city centre, 5 minutes to Weston Park, about 20 minutes to Hallam's Collegiate campus and to the train station.

How the takeover works: Collegiate handle it. I put your details forward, they approve you, and you sign a tenancy for the rest of the term at the same rate. You'll need to be a student and you'll need a UK guarantor or to use their guarantor service, same as booking direct. Nothing else changes.
