Double room in shared semidetached house.

Hi, thanks for looking at my ad, I have a pleasant furnished double room for rent. New mattress, pillows and bedding and recently redecorated. The room has its own TV provided, double wardrobes and draws. Shared bathroom access. The double bed allows for storage below.

The house:- situated on a quiet residential street in the main with older/ elderly neighbours. This is a three bedroom well kept property with off road parking covered by CCTV. Comprising of a lounge/dining area, conservatory. Kitchen and utility with downstairs toilet. The house has benefitted from new flooring and carpet, a new sofa and 65” TV. The rear garden has a patio area covered by a Pergola which also can be heated with three sides which can be raised or lowered offering a nice tranquil area. The garden is slabbed with flower borders, outside dinning area and a hot tub.

The area:- Local shops, take aways are a short walk away which includes both Indian and Chinese, a fish and chip shop, off licence and convenience store. There is also within another short walk in the other direction a Co-Op, laundering service, DIY shops. Larger stores are within a mile and include Morrisons, Aldi and Lidl with Chase Terrace shopping area nearby.

Transport:- within easy walking distance to bus stops going to Lichfield, Walsall and Cannock. A taxi to Lichfield is between £10/£12.

About me:- I am a 55 year old retired police officer who currently works as a Residential Support Worker for children. I am easy going, currently recovering from a serious health condition but maintain my sense of humour. I hold an Enhanced DBS certificate. I share my two elderly Spaniels with my ex wife so usually have them a few days a week.

About you:- Males or Females welcome preferably between the age of 30 and 65 however this is for guidance only. I am looking for people who would commit to a minimum of three months with no maximum in mind. I would prefer people who are mature in their outlook, not looking for night owls gaming until the early hours or people that find it difficult to communicate and be pleasant. I only wish to rent to people in full time paid employment. I am not open to long term work from home however would accept someone who works once or twice a week from home. I am not looking for anyone who abuses alcohol or uses illegal drugs of any sort. I am looking for someone who has high hygiene and cleanliness standards in other words someone who showers everyday! I do not want anyone who smokes or Vapes sorry.
I am looking for someone who will tidy up after themselves and look after their room keeping it clean and tidy and show mutual respect.

A lodger Agreement will be written up with expectations outlined. The Agreement will state that within the rent it will include Electric/Gas/water/Council Tax and Broadband. It will not include use of the landline phone. I will require a deposit, a note to those applying, rules governing Live in Landlords differ from those who rent properties. I am not obliged to retain your deposit in a protection scheme.

You will be able to provide a reference from your current or last landlord and a reference of employment. If you are employed within an arena that requires DBS checks then your current DBS certificate would be welcome.

The reason this ad is specific is due to issues with previous lodgers. This is not a first come first served basis, it is based on how you will fit into the household.
