The agreement would include all utility bills (gas, electric, broadband ...) unless excessive, this will be explained. For Non students a Council Tax contribution would be required.

The property is fully furnished, comfortable quiet and peaceful and would ideally suit, but not limited to, a mature student / visiting lecturer / mature person...

No deposit is required, but the agreement will require that the first month and last months rent (two months) are paid at the time of entry, neither of which are refundable.
