Spare double room with bathroom to let

Newly decorated, furnished double room and main bathroom to let in a 3 bed semi detached house.
I am the female owner and live in landlord. My name is Kate, I’m 53 and work long hours 4-5 days a week locally. When I am home, I’m a quiet but friendly person who is happy to chat or to give privacy.
I do get up very early for work and try to be very quiet, which means I also go to bed early. So living here would best suit someone who isn’t a late night person who likes a busy environment.

My previous lodger has become a friend over the past 18 months or so but is now working away so I am looking for a new person. My previous lodger might come back for the occasional night to use my small spare room, but it’s very rare. She is also a quiet person of a similar age to me.

Female lodger preferred as I live alone, but would consider all applicants on an individual basis.

The house & area is pretty quiet. There are country walks as well as a shop nearby, a few take aways, a doctors and pharmacy. Driving is essential to go further afield I would say.

Shared use of living room, kitchen & south facing garden.

I do have a garage, which could be used for a small amount of additional storage at a negotiable extra fee.

There is 1 parking space on the drive or local streets.

Fibre broadband speed is good at over 140mbps download & 32 mbps upload.

All bills included if general reasonable use. We can discuss any working from home requests if needed. Council Tax Band C.

A contract will be mutually agreed, but generally speaking it will cover the usual points of looking after and cleaning your space, giving each other reasonable notice to leave, paying for damages and myself agreeing to keep all our part of the deposit only if to cover costs or unpaid rent.
