Spare double room with bathroom to let

Newly decorated, furnished, new mattress - double room and main bathroom to let in a 3 bed semi detached house.
I am the female owner and live in landlord. My name is Kate, I’m 53 and work long hours as an HGV driver. I get up early for work, so I tend to go to bed early too. I’m a quiet but friendly person.

Sometimes I watch tv at home but mostly after work and gym, I’m just at home getting food and going to bed. On my days off, I’m usually out doing things or I’m catching up with life admin at home.

My home is peaceful & calm. That’s how I like to keep it. The house is clean/tidy & I would appreciate someone who also enjoys living that way. Once per month, I have cleaners come in to help & that’s included in the rent. In between, it’s up to us to keep it clean/tidy.

I am looking for someone who might be able to fit around my schedule.

Maybe someone who works a similar pattern of early mornings, or it might work if someone is here part time as a base?

I’m open to negotiating a rate if this is a temporary base for work in the area.

What I can’t do, is have someone who is busy or coming/going in the evening/night I’m afraid, because it is hard to sleep.

I completely understand if that means I have to wait for the right person. I’m in no rush.

Female lodger preferred, but I will see how I feel about that as I get to meet individuals.

My previous lodger has become a friend over the past 18 months or so but is now working away. My previous lodger might come back for the occasional night to use my small spare room, but it’s very rare. She is also a quiet person of a similar age to me.

That is the only time the bathroom might be shared. Otherwise it’s all yours. I have my own ensuite.

The house & area is pretty quiet. There are country walks as well as a shop nearby, a few take aways, a doctors and pharmacy. Driving is essential to go further afield I would say.
I go running & there’s lovely countryside to explore.

Shared use of living room, kitchen & south facing garden.

I do have a garage, which could be used for a small amount of additional storage if needed.

There is 1 spare parking space on my drive. It is one in front of the other so we just need to communicate if someone needs to get out. This has not been a problem in the past at all, but just to be aware if it’s an issue for anyone.

Fibre broadband speed is good at over 140mbps download & 32 mbps upload.

All bills included if general reasonable use. We can discuss any working from home requests if needed. Council Tax Band C which is included in rent.

A contract will be mutually agreed, but generally speaking it will cover the usual points of looking after and cleaning your space, giving each other reasonable notice to leave and paying for damages if needed. I would only ever keep all or part of the deposit if needed to cover costs or unpaid rent. Otherwise fully returnable.
