The room comes with a comfortable double bed, wardrobe and storage, with your own private family-sized bathroom with shower directly on the landing. The bathroom isn’t ensuite, but it would effectively be your own private bathroom.

You’ll have use of the rest of the house, including a large kitchen/diner with sofa and TV, a separate living room with a large sofa and TV, and a good-sized garden with a wooden pergola and outdoor seating area.

There’s plenty of off-road parking on the private driveway, as well as garage/storage space if required.

LOCATION

Woolpit is a quiet Suffolk village with a Co-op, post office, pub, fish & chip shop and other useful local amenities.

It’s particularly well located for commuting, with the A14 only around five minutes away, giving easy access towards Bury St Edmunds, Ipswich, Cambridge and Colchester.

Elmswell station is around five minutes away, with services towards Cambridge and London. Bury St Edmunds is roughly 10 minutes by car and Stowmarket around 10–15 minutes.

So it’s a peaceful village location without being isolated.

ABOUT THE HOUSEHOLD

I’m a professional, easy-going live-in landlord. The house is shared with my Labrador, Stanley, who is very friendly. My son also stays with me on a week-on/week-off basis, so there will be a child in the house every other week, he’s 10 and had lodgers before.

I’m looking for someone friendly, respectful and considerate who wants a comfortable home rather than a party house.

Couples are welcome.

I’m ideally looking for someone who would like to stay longer term, although I’m open to discussing shorter stays. I’m happy to have a chat over a coffee/drink before deciding if we’re a good fit.
