En suite room, available from July. Comfy, clean, bright, and ideally located in central Guildford (10 mins to town, 5 mins to London Road station). All bills included, fantastic value.

Room is spacious, with a wardrobe, desk, chair, dresser, and bedside table. Bathroom opposite is for private use, with a great power shower. Limited basic cooking facilities: air fryer, toaster and kettle, NO hob access- but past tenants have not found this to be a problem. Small fridge also for your private use (except the dog’s chicken!).

Integrity, honesty, a calm personality, and a love of pets (we have one small friendly dog) are far more important than your nationality/ identity or preferences.

Fast internet, living conditions would suit a working professional or sensible student. House is in a safe, family-orientated road; very convenient to reach Surrey Uni/colleges, Guildford station, or the High Street.

Non-smoker/ non-vaper is essential. Possibility of occasional rent discount for pet care IF mutually agreed. Not a house share. Rent solely includes exclusive use of bedroom and adjacent bathroom; utilities and the use of washing machine also included. Negotiable discount if only Monday- Friday required.
