The house is located within a 25-minute walk of Guildford town centre and has a bus stop just a 1-minute walk away, with frequent services into town taking as little as 8 minutes.

The Royal Surrey County Hospital is within walking distance, as are Guildford Business Parks, the Surrey Research Park, the University of Surrey, and the University Sports Park (which offers extensive facilities).

A great range of convenience stores are within a 2-minute walk, including a large Co-Op, fish and chip shop, hairdresser, Chinese and Indian takeaways, florist, and pharmacy.

I am in my early 40's and am the live-in landlord and am respectful of people’s privacy, space, and property. The home also has a cat and two dogs, so there is always company to be had.

I am looking for someone who is tidy and is considerate towards pets. It is important that whoever lives here feels comfortable and treats the space like their home. Please note that whilst the room is large, it is strictly for single occupancy and isn't for couples or overnight guests.
